Sharjah Property Deals Hit AED 4.6 Billion in August as Industrial and Residential Demand Drives Volume

Official figures show 9,139 real estate transactions spanning 12.5 million square feet, with Al Menhaz and Industrial Area 4 leading capital inflows.

SHARJAH — Sharjah’s property market logged transactions worth 4.6 billion UAE dirhams in August across 9,139 deals, according to official data released on Thursday by the Sharjah Real Estate Registration Department.

Total traded land during the month reached 12.5 million square feet across 120 zones, underscoring resilient demand from institutional investors and private buyers spanning residential, commercial, and industrial segments.

Ownership certificates constituted the largest share of market activity, accounting for 4,804 deals, or 52.6 percent of total volume. Title deed transactions followed at 2,658 operations (29.1 percent), while initial sales contracts totaled 978 transactions, representing 10.7 percent. Lenders processed 430 mortgage deals valued collectively at AED 654.2 million, and valuation procedures totaled 269 transactions.

Out of 2,367 outright sales registered across the emirate, Sharjah City took the lion’s share with 1,676 transactions. Muwaileh Commercial emerged as the most active district by volume with 278 sales deals, followed by Al Sajaa Industrial at 174, Al Menhaz at 172, and waterfront district Al Khan at 144.

Capital allocation diverged from sheer volume. Al Menhaz commanded the highest total trading value in August, drawing AED 610.9 million. Tilal secured second position with AED 356.8 million, closely trailed by Al Waaha at AED 349.4 million and Al Sajaa Industrial at AED 332.5 million.

The single largest real estate deal of the month occurred in Industrial Area 4, where a plot of commercial land traded for AED 55 million. On the financing side, Al Khan recorded the highest individual mortgage transaction, securing AED 100 million against a developed property.

By asset classification, raw and designated land accounted for 1,220 transactions, followed by subdivided residential and commercial units at 589 transactions, and built-up land parcels at 555. Off-plan, under-construction plots registered two transactions, and agricultural land logged a single transfer.

Regional markets outside the primary metropolitan zone posted steady momentum. The Central Region registered 555 sales transactions, anchored by Industrial 2, which recorded 180 deals and AED 355 million in trade value. On the east coast, Khor Fakkan tallied 91 sales, led by Hay Al Mudeife 1 with 45 deals valued at AED 52.8 million. Kalba recorded 45 sales, where Al Tareef 5 accounted for 16 transactions worth AED 11.5 million.

The sustained figures highlight the ongoing effectiveness of Sharjah’s property reforms, clear title issuance frameworks, and planned infrastructure corridors, which continue to anchor foreign and regional capital into the northern emirate’s industrial base and suburban communities.
