Neoterra Developments has officially broken ground on its upscale residential project, ELMORA, in Jumeirah Garden City, marking a key milestone in the company’s expansion strategy. The developer also unveiled plans for a new residential project in Dubai Production City, scheduled for launch in Q2 2026.
Located just off Sheikh Zayed Road, ELMORA is a boutique residential tower with a gross development value of approximately AED 130 million. The project comprises 85 fully furnished units, including studios, one-bedroom, and two-bedroom apartments, with nearly 80 per cent already sold out. Studios and one-bedroom units have been fully taken up, while limited two-bedroom apartments remain available starting from AED 1.7 million.
The development is being delivered in partnership with GRID, which is serving as the Development Lifecycle Management (DLM) partner, overseeing design, construction, and go-to-market execution. Completion is targeted for February 2028.
Speaking on the occasion, Naresh Perwani said the groundbreaking represents a strategic step in strengthening the company’s footprint in Dubai’s evolving residential landscape.
“The groundbreaking of ELMORA signals a significant step forward in our growth strategy as we accelerate our footprint in Dubai. The project reflects our vision to deliver boutique, design-led residences in prime yet emerging urban districts,” he said.
Perwani added that ELMORA is rooted in the company’s philosophy of “Luxury Done Thoughtfully,” integrating architecture, smart technology, and functionality to enhance modern city living.
Echoing this sentiment, Shreen R. Gupta said the project is designed to deliver a distinctive residential experience defined by quality and thoughtful design. He noted that GRID’s global network enables the project to secure the right partners and ensure timely delivery despite broader geopolitical challenges.
Strategically located, ELMORA offers residents seamless connectivity to key destinations, including the Dubai International Financial Centre (DIFC), as well as the upcoming AED 100 billion DIFC 2.0 expansion. The development is also in close proximity to Downtown Dubai, Jumeirah, and La Mer beach, with easy access to metro stations and major transport corridors.
The project features a curated range of lifestyle amenities tailored to urban living, including a rooftop business lounge, infinity lap pool, state-of-the-art gym, jogging track, sauna suites, landscaped podium gardens, and concierge services.
